Can you hold a place before I apply?

We operate on a first-come, first-served basis, which means we are unable to reserve a place before receiving an application. This policy ensures fairness to all prospective tenants. We encourage you to submit your application promptly to secure your desired rental property.

How old do you have to be to apply?

To apply for a rental property, you must be at least 18 years old. This requirement ensures that applicants are legally able to enter into a binding lease agreement.

Who needs a cosigner?

A cosigner may be required if an applicant does not meet the income or credit requirements on their own. A cosigner acts as a guarantor for the lease, assuming financial responsibility if the tenant fails to fulfill their obligations.

How do I pay rent?

We offer multiple convenient options for rent payment, including online payment portals, automatic bank transfers (ACH), or traditional check payments. Upon lease signing, we will provide you with detailed instructions on how to pay rent.

I want to move out, but my roommate wants to stay. What do I do?

If you wish to move out while your roommate wants to stay, please notify our office as soon as possible. We will guide you through the necessary steps, which may include finding a suitable replacement tenant to assume your portion of the lease or negotiating a lease modification with your roommate.

Who is responsible for paying for repairs and maintenance requests?

As the property management company, we are responsible for arranging and covering the costs of most repairs and maintenance requests unless they are caused by tenant negligence or deliberate damage. Please report any maintenance issues promptly through our designated channels, and we will address them in a timely manner.

Do I pay the first month's rent and last month's rent with my security deposit?

No, the security deposit and the first and last month’s rent are separate payments. The security deposit is typically used to cover any damages beyond normal wear and tear, while the first and last month’s rent is meant to cover the initial and final months of your tenancy.

Is the deposit refundable?

Yes, the security deposit is refundable, subject to the terms and conditions outlined in the lease agreement. It is typically returned to the tenant at the end of the tenancy after deducting any necessary repairs or unpaid expenses.
