You have come to the right place to it find your new home. If you have already looked at our listing and found the home you like, we are ready to show it to you. Here are the requirements to fill out an application for our properties.
Application Guidelines
- Every household member 18 or older must complete an application.
- Applicant must have two recent years of successful rental history.
- Application fee is $60.00 per adult (Nonrefundable).
- Application fee must be paid online.
- Total household gross monthly verifiable income must be at least 2-1/2 times the rent amount. Exp: rent is $1000.00 tenant must have at least 2500.00 gross monthly verifiable income (pay stubs, bank records, or employment offer letters, can be used)
- Applicants can not have any evictions or dispossessory filed against them in the last 24 months.
- No pets are allowed unless it is stated in the listing that pets are allowed.
- If pets are allowed there is a $650.00 per pet non-refundable pet fee (two pets max)
- Property owner(s) reserve the right to refuse any type of pet.
- Processing time and approval or denial is 72 hours from the time when we receive all requested information and application fee(s)
- If tenant(s) are accepted Security Deposit must be paid at the time of walk through.
- Security Deposit is equal to one month’s rent.

Silas Frazier and his team of professionals have been managing my property in Ellenwood for over ten years while I worked overseas. They have regularly inspected and protected my property as tenants moved in and out over the years. I cannot say enough about the professionalism and competence that has been displayed. The Silas Frazier Realty team, are wonderful to work with. I solicited this company for a client of mine who was seeking a property management company to manage his properties while he was stationed out of the country. Within 1-2 days, they had appointments to show his properties and had them rented within 2 weeks prior to my client’s departure. Their level of communication and attentiveness was outstanding. Most PM companies will not personally meet with an owner without signing a contract. However, Silas and his team met with my client at his properties and covered all of the details and shared their philosophy. They don’t use high pressured sell tactics. Their approach was very down to earth, authentic, and genuine. I bought an investment property that was in a really bad area in Riverdale , Ga. For almost 7 years I lost money had horrible tenants, neighbors who vandalized the property stealing air conditioning units etc. I have been trying to sell the three unit dwelling but could not get anyone interested. I met Mr. Fraser and told him all the problems that I have been having with the property. Three weeks later I had a cash offer on the property that far exceeded what I was expecting. The closing was quick and easy I was able to get my original investment that I had put into the property. Mr. Frazier was professional, knowledgeable, honorable, and kind hearted. I’m so thankful to have used his services.

I was glad that I used Silas Frazier Realty to help me purchase my home. I had used two other companies before coming to Silas Frazier. I am a very picky lady and was not going to work with an agent who only was interested in making a commission. Silas worked with me for about six months. He only showed me homes that I liked and never rushed me to pick my home. It was great working with Silas. I will tell all my friends to talk with him before purchasing a home.

I recently rented, sold, and purchased a new home using Silas Frazier Realty and I couldn’t have been more pleased with Mr Frazier’s professionalism and service. I dealt with his office staff on many occasions since I was also using the company for property management. Gen was also very courteous, professional, and quickly responded to voicemails or emails whenever I had a question or concern.
